This house was designed by John Harvey Carter, an architect who designed more than 400 private and public buildings in the Sacramento area and served as a member of the city’s planning commission. It has been owned by the same family since it was built, and the sellers have updated the bathrooms and the kitchen while maintaining the original layout, which includes midcentury flourishes like a sunken living room and a reflecting pool.

The property is near the American River, and a number of riverfront parks are within a 20-minute drive, as is downtown Sacramento.

This quiet building is a few blocks south of bustling Santa Monica Boulevard and a stone’s throw from Westfield Century City, an upscale shopping mall with a 15-screen movie theater. Two golf courses — a private one at the Los Angeles Country Club and a public course at Rancho Park — are 10 minutes away.

The location is good for commuters, with an entrance to the 405 freeway about two miles away. Beverly Hills High School is less than a mile away, and U.C.L.A. is a 10-minute drive.

A 1953 Cliff May-designed ranch house, with three bedrooms and two bathrooms, on a 0.1-acre lot

Built mostly in the mid-1950s, Cliff May’s Rancho Estates homes married the popular single-family ranch-house style with elements of midcentury design that emphasized clean lines and minimal ornamentation. This house has been sensitively updated, retaining a floor plan that promotes indoor-outdoor living, and many of the rooms have direct access to the outdoors.

El Dorado Park, with its dog park, duck pond and archery range, is nearby. A well-ranked public elementary school is about a mile away, and a shopping center with a grocery store and a drugstore is less than a five-minute drive.

To the left of the entry is an open living area with a black-painted brick fireplace, space for a sofa and a dining table, and windows that look out over the driveway on one side of the room and the rear deck on the other.

The kitchen is also open, and divided from the dining area by a center island with storage and a built-in range. The countertops are white quartz, and the backsplash is made from pale-blue tile with a starburst pattern.

The primary bedroom is directly opposite the front door, with glass doors that open to an outdoor kitchen and a built-in bar on the front patio; the en suite bathroom has a shower tiled in gray and a vanity that sits beneath a round mirror.

Two guest rooms are off the kitchen; one has deck access. They share a full bathroom with a combination tub and shower.

Outdoor space: The home has two distinct outdoor spaces. The front patio can be reached from the sitting room, the office and the primary suite; it has outdoor cooking facilities, a platform with space for a firepit and chairs, and a covered area for a dining table. A more intimate outdoor space, off the kitchen, is surrounded by a wood fence and topped by a wood canopy; it has a built-in bench and space for a second table. The attached garage holds one car, with room for another in the driveway.
