$800,000 Homes in New York, North Carolina and Texas

Hyde Park, N.Y. | $795,000

A three-bedroom, two-bathroom farmhouse built around 1770, on a 2.9-acre lot

During the restoration of this house, the focus was on preserving and highlighting the original features: using dark colors to emphasize the low ceilings with rough-hewed beams; letting the wear on the wide-plank floorboards remain visible; and ensuring that newer additions, like the one that contains the kitchen and family room, appear visually distinct from the original structure.

The home is less than two miles from Milea Estate Vineyard, which has a tasting room open to the public, and a 15-minute drive from the Franklin D. Roosevelt Presidential Library and Museum. Rhinebeck is about 20 minutes away; from there, trains make the trip to Manhattan in about an hour and a half.

Size: 2,341 square feet

Price per square foot: $340

Indoors: The property is separated from the road by a low stone wall. The front door, in the middle of the simple wood facade, opens into a living room with exposed ceiling beams, walls of exposed brick uncovered during the restoration and a fireplace with a concrete mantel.

The adjoining dining area has access to a full bathroom with a floating marble sink and to a combined kitchen and family room, in an addition to the main house. This space has high ceilings and large sliding-glass doors that open to a wraparound deck. The kitchen is on one side, with stainless steel appliances and a white farmhouse-style sink.

All three bedrooms are on the second level, reached from a staircase in the living room. The primary bedroom, off the landing at the top of the stairs, is brightened by sconces and windows on two sides overlooking the property. The second bedroom, next door, is big enough to hold a queen-size bed; the third is smaller, with dark walls and sloped ceilings. The bathroom on this level was recently updated with handmade tile lining the combined tub and shower.

Outdoor space: The deck off the kitchen and family room is big enough for outdoor entertaining, with steps leading down to a yard planted with mature trees. Additional structures on the property include a barn and several storage sheds.

Taxes: $13,860 (estimated)
